Glossary of Core Terms
Key definitions to help you navigate TakeUp and understand your revenue performance.
TakeUp Terms
AI Model
The brains behind TakeUp. The system that reads your demand patterns and market behavior to set the right rate for each night.
Base Rate
The base rate within your rate types which TakeUp AI manages, allowing optimized rates to push to your PMS.
Room Class
A grouping of room types that perform similarly, or a room type managed independently.
Deltas
Pricing differentials you define between your Base Rate and other Room Types. Deltas can apply either from the Base Rate to all other Room Types, or between the Base Rate of a specific Room Class and additional Room Types within that Room Class.
TakeUp Behavior
TakeUp’s rate adjustment strategy, similar to risk tolerance. The Behavior values guide how aggressive or conservative you want the AI to be with pricing.
STLY
Same Time Last Year. A day-to-day comparison, matching each specified time period this year with the same specified time period from last year.
Room Revenue
The income generated from renting out your rooms. It includes only the earnings from room sales, and excludes revenue from other hotel services or amenities.
TakeUp Boost
The TakeUp Boost represents the total Room Revenue increase your property has gained, thanks to TakeUp's dynamic pricing. This number shows how much more money you've made since using our service compared to what you might have made on your own.
Search Volume
Search data in TakeUp refers to the total number of searches for your rooms in your booking engine over a given time period.
- Searches on dates: shows the number of searches performed on a specific time period.
- Searches for dates: shows the number of searches for a specific occupancy date.
Booking Window
How far in advance guests book.
Rate Bounds
The pricing floor and ceiling that keep your rates inside a safe range that you determine. Rate Bounds can be set globally, monthly, and daily. The TakeUp system will not push a rate outside your rate bounds.
- Lower bound: The lowest rate you're willing to accept for your base room type
- Upper bound: The highest rate you're willing to charge for your base room type
Room Revenue Pace Health
This unique TakeUp plot shows how your room revenue is pacing, and can be viewed monthly or daily. It shows whether you are capturing your share of the available market.
Pace
Within TakeUp, pace represents your Room Revenue Health, and is categorized into three zones:
- Ahead zone: Your property is 'Ahead' of the expected revenue pace for the indicated time period.
- On Track zone: Your property is 'On Track', maintaining a healthy revenue pace in line with our expectations for the indicated time period.
- Under Watch zone: Your property is 'Under watch' as the revenue pace is below our expectations for the indicated time period.
Hierarchy
A TakeUp feature that allows you to define the relationship between your room types or classes.
Nudge
A TakeUp feature used to test new rates where the AI system has some level of confidence, and without having to turn off TakeUp AI and manually override.
Override
A price you manually enter, either via the TakeUp web app or your PMS, that tells the TakeUp system to pause AI dynamic pricing for that date until you clear it.
Revenue Management Terms
Compression
A night where the market fills quickly and demand is unusually high.
Pick Up
New reservations received over a certain period of time.
Pace
How fast your reservations are filling in compared to normal patterns or last year.
Occupancy
The percentage of available rooms that are rented out during a specific period. It measures how well your hotel is utilizing its room inventory.
ADR
The average income earned per paid occupied room in a given time period.
RevPAR
Measures the revenue earned per available room. It’s calculated by multiplying the average daily rate (ADR) by the occupancy rate.
